The site is located one block off Shin-Ōhashi Street, in a transitional zone between commercial and residential uses, where office and retail buildings line the main thoroughfare. The façade strategy takes as its base the planar expression typical of commercial architecture, while carved-out inner balconies are introduced as spatial voids within the volume, establishing a façade composition that maintains continuity with the streetscape while mediating toward a residential scale.

The ground-floor entrance hall is finished in board-formed concrete, giving the building a warm and tactile material presence. Up to the fourth floor, a dark-toned, stone-like specialty plaster finish is applied to the base volume, articulating and segmenting the mass to reduce its perceived scale and street-level pressure, while creating a richly textured plinth that reveals the trace of craftsmanship.

The residential program consists of six-unit types, ranging from studio to two-bedroom layouts. The planning explores new modes of living that respond to increasingly diverse residential needs that have emerged in the post-pandemic context.

オフィスや商業施設が建ち並ぶ新大橋通りから一本入った、商業用途と住宅用途の境界に位置する敷地。商業建築に見られる“面”としてのファサード構成を基調としつつ、ボリュームをくり抜くようにインナーバルコニーを計画することで、街並みの連続性を意識しファサード計画とした。

1階エントランスホールは杉板型枠コンクリートとし、温かみのある素材表現を与えている。また4階まではダークトーンの石調特殊左官材を採用し、ボリュームを分節することで圧迫感を軽減するとともに、職人の手仕事の痕跡が感じられる表情豊かな基壇として構成した。

住戸プランはスタジオタイプから2LDKまでの6タイプを計画し、パンデミック以降の多様な居住ニーズに応える新しいライフスタイルのあり方を探求している。
